A Nordic-led partnership purchased the 19,700 infill self-storage facility in May 2022 with under-market rents and prime for repositioning, with pending cell tower ground lease and substantial underutilized land for ancillary revenue from portable self-storage units. High traffic location across from HEB and in close proximity to abundant new residential senior housing and SFR construction in one of highest growth MSAs in the US. Nordic finalized ground lease, performed strategic capex improvements and marketing program to re-position asset as Class B and optimized marketing and operations to bring rents and occupancy to market levels, and added portable storage units to maximize the site.
